Old Lakeway 

Community

The Old Lakeway community represents the area defined by Lakeway’s first 300 homes built prior to April 1971, and within the original 1,000 acres developed. This blossoming community is also part of the Old Lakeway Project, a resident-led initiative to encourage homeowners to honor the original architects’ design vision. However, many of the older homes with effervescent views or waterfront access have been renovated to meld the prestigious views with an updated modern elegance to match. It is also nearby the cities of Lakeway, Bee Cave and Dripping Springs, and Belvedere is just west of Downtown Austin. Belvedere is off Hamilton Pool, and nearby Highway 71. It is a 30-minute drive to downtown Austin, and a 12-minute drive to the Hill Country Galleria.

Belvedere is served by the award-winning Lake Travis Independent School District (LTISD), ranked #9 in the state of Texas and #2 in the Austin Area. The elementary school is Bee Cave Elementary School. For middle school, residents attend Lake Travis Middle School and for high school, Lake Travis High School. Since 1998, Lake Travis High School has earned 29 state championships in University Interscholastic League athletics and academics, as well as extracurricular clubs and activities. While boasting a 95 percent graduation rate, Lake Travis High School has also been named one of the “Best High Schools for Athletes” in the Austin area.

Belvedere Life

Belvedere features first class private amenities that include a private amenity center with a lazy river pool, two fishing ponds that are stocked for catch and release fishing, an 80-acre nature preserve with multiple improved hiking trails and pristine hill country views. Belvedere also offers community members events such as Casino Night, Turkey Trot Fun Run, and Gingerbread House Decorating Party.

In the surrounding area near Belvedere is the Hill Country Galleria shopping area for everything one needs to live, shop, work and play, including Whole Foods, Milk and Honey spa, and the family-friendly Mandola’s Italian restaurant.

Dripping Springs Community

Dripping Springs is truly a hybrid of small town/ suburb on the edge of Austin City Limits. The town has grown tremendously over the past few years. Studies project the population to grow to 82,000 by the year 2023. The Dripping Springs community is very tight knit and tries to hang on to its small town country life, despite the population growth that was attracted to the area in the first place.

The town bills itself as the "Gateway to the Hill Country.” Throughout the Dripping Springs area are views of rolling hills and deep creeks. It is 25 miles from downtown Austin, located off Highway 290. Some of the newly-built communities include Arrowhead Ranch, Caliterra, Belterra, and Headwaters.

The city is served by the Dripping Springs Independent School District. The city has one high school, two middle schools, and four elementary schools. In the last five years, the school district has added 1,300 students and expects to add 2,500 more students in the next five years. As this trend continues, expect more state-of-the-art schools to add to the mix.

With the quaint life in Dripping Springs, come the local restaurants to enjoy. Stop by the Rolling in Thyme and Dough restaurant for breakfast and lunch for an amazing pesto croissant. Stroll by Pieous for scratch-made Neapolitan pizza, sandwiches & sweet pies in a handcrafted space with chalkboard walls.

Nature is there is be explored, so definitely check out Hamilton Pool, a natural water pool with picnic facilities and places to hike. Also a natural attraction, just 15 miles northwest of the Hamilton Pool, is the Westcave Preserves. The Westcave Preserve is a limestone-walled canyon containing several unusual and endangered plants, which can be seen on guided tours.

Take advantage of several local wineries, distilleries, and breweries near Dripping Springs. Most even are family-friendly. Jester King Brewery, Bell Springs Winery, Deep Eddy Vodka, and Family Business Beer Company are some of Austinites favorites in Dripping Springs.

From the beautiful views to the relaxed lifestyle, Dripping Springs has a ton to offer new residents. It’s easy to understand why so many people continue to move to this quaint “Gateway to the Hill County.”
