Consultation & Pre-Approval
This allows us to set your home buying experience up for success. We learn about you, your needs, and help you understand the home buying process and our team. We, along with your lender, also help you narrow down a price range and areas.
Search for and Tour Homes
This is the fun part! We work together to narrow down a list of properties to go see in person. We will have you rate each home so we are able to use your time most efficiently.
Make an offer. Negotiate terms. Execute a contract.
When you find THE ONE, we will research comparable homes in the area so you are able to make an educated decision on your offer. In addition to price, we negotiate the closing date, option period, price of the home, financing conditions and repairs - among other things.
Option Period & Inspection
This is the time period of generally 7-10 days when the buyer is able to learn more about the house. An inspection is done by a licensed inspector and repairs are negotiated into the contract. The Title Commitment is delivered, and bank appraisal is ordered. This is the busiest piece of your contract process!
Title Commitment Delivery
Title insurance protects the owner against outside claims of ownership or third party liens that occurred prior to the purchase date.
Order Bank Appriasal
Required for bank underwriting. Performed by an independent, third party licensed appraiser.
This is when the final loan are approved by the bank, contingent on appriasal and final review of loan applicant's financials.
Review Closing Statement
This is also known as you "HUD" statement, which itemizes the allocation of funds for the transaction.
Sign Loan Documents at "Closing"
Sign your loan documents at closing and transaction funding occurs. Most loans will not fund after 4pm. You will not receive keys until funding occurs.
This is when the down payment is delivered to the buyer. The lender reviews signed closing documents and approves funding. You receive the keys to your new home when funding has occurred.
